Booking Terms And Conditions

•  The booking terms and condition form are the sole contract between “We” and the person signing the booking form, who must be over 18 years of age and who shall be deemed to sign this form on behalf of all persons here in. No contract shall exist until we have received a signed confirmed booked form together with the correct deposit/full payment and we have confirmed the reservation in writing. Before booking it is recommended that you telephone, fax, or send an e-mail to check giving if possible, second choice department date. Your booking can be made provisionally, if required, and held for a maximum of 7 days to allow time for your completed booking form and deposit/full payment is to be received.

•  The balance should be paid no later than 8 weeks before arrival. If the booking is within less than 8 weeks period, full payment must be received before the booking can be confirmed.

•  A security/breakage/deposit of $500 should be paid with your final balance. This is to cover excessive use of electricity(e.g. air condition on full with external doors left open), excessive cleaning costs and changeable telephone calls and also covers for damage, breakage and loss to the villa and contents and for lost keys which necessitates changing locks. The security deposit less any such changes will be refunded as soon as the Management Company has completed its inventory and occupancy report. This will normally be no later than 30 days of your departure. The Management Company reserves the right of entry at any time.

•  The accommodations rates quoted are per week(not in person) and includes electricity, air-conditioning, hearing(when applicable,) local telephone calls, cable, cable TV, bed linen, towels, the use of amenities and facilities, FLORIDA SALES AND TOURIST TAX MUST ALSO BE PAID IN ADDITION TO THE RATES QUOTED.

•  Smoking is not permitted inside the VILLA, though it is permitted on the patio area by the pool. This keeps the villa odor free and also avoids the trouble of the sophisticate smoke detectors being triggered by the cigarette smoke. If the Management Company discovers evidence of smoking in the Villa, this will be taken into account when assessing your security/breakage deposit.

•  The persons detailed in the booking from are permitted to stay in the Villa. The maximum occupancy is for such villa and is determined by the authorities within strict guidelines for fire safety. Booking forms cannot be accepted for a Villa, which indicates that more people which to accommodate than stated maximum allowed under the State of Florida Licensing Laws . No reimbursement will be made for the accommodation and no claim for compensation will be entertained. The Villa is licensed in accordance with Florida Licensing laws for protection of both the homeowner and the guest. Sub let is not allowed.

•  Pets are not allowed.

•  The rental period begins at 16:00 hours (EST) on the day of arrival and terminates at 10:00 hours(EST) on the day of the departure.

•  The Villa is professionally cleaned and inspected before and after each rental to ensure that the guests have a comfortable stay. Pool care is provided on a weekly basis.

•  Cancellations must be confirmed to us in writing 8 weeks before arrival. In the event that you cancel your reservation, or we have to cancel the arrangements due to non payment of the balance due within the time allowed before arrival, cancellation charges are as follows: 8 weeks arrival date 100% deducted. You are strongly recommended to take out adequate insurance to cover possible cancellations as soon as your reservation is definite.

•  We cannot accept liability for death, personal injury, sickness, accident, delays or loss of luggage or personal effects or any other loss or misadventure which may occur while renting one of our Villas.

•  We cannot accept liability for any loss or damage, alteration to the terms of your reservation caused by the events beyond our control, but including, but restricted to war, terrorist activity, civil commotion, flight delays or cancellations airport closer, adverse weather conditions, fire, flood, or industry dispute. We cannot accept any liability for failure of public supplies such as water, electricity or air conditioning or failure of the swimming pool equipment. Nor for the consequences of actions or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control. This does not affect your statutory rights as a consumer.

•  We cannot accept any liability for your personality safety during your holiday vacation. It is particular important that children are supervised at all times in and around the pool area. DO NOT LEAVE CHILDERN UNATTENDED. The doors leading into the pool area have alarms installed, please do not temper with them. There is a penalty of $500.00 fine or 1-year in jail if these devices are tempered with.

•  All Clients should possess valid Passport or ID and any visa required.

•  We reserve the right to decline or retain any person as a client whose conduct is deemed to be disrupted and affects the environment of other holiday makers/residents. We shall be under no liability to accept any cost incurred, or responsibility for, any such person.\

•  Any descriptions given on the web site are made in good faith, but no liability can be accepted for error or omissions.

•  If should you experience any problems whatsoever with the Villa during your stay, please contact the Management Company, who will do their best to assist and rectify the matter as soon as it practically possible. If the problem remains unresolved, you are asked to notify us in writing within 7 days of your Return. No action can be taken or liability accepted for any complains received after this period. We aim to resolve complains within 2-month period from receipt. Details of which will be kept confidential to the parties involved.
